MCJ Hall of Famer, Real estate market, Slight downward tick? Monthly percentage of homes that are sold is up?
Hello Friends-
I hope all is well. before I get into my real estate update, I just want to mention the honor we had at being at the induction of our friend, Ron Orosco, into the MCJ Hall of Fame at Fresno State. Ron did Sports at the Fresno Bee for many years and as the editor of the Faith & Values section for a time. Also,He was the one who coined the phrase, "The Red Wave". In his acceptance speech, he had some eternally impactive words for the students in the room.
Anyways,Real estate. Presently,there is a slight downward tick in prices. Can be a seasonal change. Just a slight drop. would not call it a trend yet. Gas prices continue down. The drought is still with us. But, we are having some rain. I am praying for more. This is positive. Interest rates are still good.(Did not get them in time for this post)
As stated, Local market values are presently holding. Slightly down.But, less homes for sale.

LAST MONTH'S REAL ESTATE SALES
As per information garnered from the Fresno Multiple Listing service, in the Fresno/Clovis area:
Homes sold last month, Sept.'15: 603
637 homes sold in Aug.'15.
Average sales price was $240,531 (Sept.'15)
Median sales price was $219,500 (Sept.'15)
Breakdown per price range & Days on Market
326 homes sold from $200-400,000.The avg. D.O.M.:43
67 homes sold from $400,000 Plus. The avg. D.O.M.: 72

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,370. Slightly less homes for sale.
We have,what I call, a present monthly absorption rate of
approx.44%. This has Risen slightly.
Overall, with good interest rates, loan program(s) availability, the Real estate market looks healthy. Good time to buy. Good time to make that move.
