OCT. Real Estate Update: AUG. & SEPT. SALES, More inventory? FIRST MAN & HALLOWEEN

Hi Friends- OCTOBER!! 


Well, friends, what is happening in the local 

real estate market?


Well, friends, We are at the 3/4 mark of 

this year.

Fresno market is a little wobbly. After rising 
to an avg. of 5% at the 6 month mark, it has 
dropped.  
As of the end of September, it is showing less 
than 2% for the year. 
The Fresno market may just be stabilizing. 

Clovis market for the year is up over 5%.
Madera market as well. 7%. Madera has some 
suburban areas doing just ok.
Overall, The local real estate seems to be starting 
to stabilize. Up a little, but stabilizing.

I have included August & September sales 

info below.

ACTIVES. In the FRESNO market is 1091. 
In CLOVIS, 333 homes are active.
MADERA area. Active homes are 201. 
Inventory has increased? Yes. In Madera 
up 7%. Clovis up 6.7%. Fresno up almost 11%.
Increasing inventory will continue to put the 
brakes on rising values.

The avg. sales price in the FRESNO area in 
Aug. was $277,016.There were 436 sales. 
The median sales price rose to $260,000. 
Days on Market 30.
in Sept.was $276,829. There were 436 sales. 
The median sales price rose to $250,000. 
Days on Market 36.
Over the last 2 months, values have trended down.

CLOVIS area. August. The average sales price 
was $349,460. 184 sales.The median sales price 
was $334,500. Days on Market 29. 
Sept. The average sales price was $345,035. 
136 sales.The median sales price 
was $325,500. Days on Market 31.
Values are starting to stabilize in Clovis.

MADERA, August. Average sales price 
$264,643. 65 sales. Median was $260,000.
Sept.the average sales price $282,726. 
65 sales. Median was $265,000.
Average days on market 57.
Madera market is starting to wobble a little. 

Will the trend of a stabilizing market remain?
Or will it start to rise again in these areas? 
I hope to have answers for these next time.
