November R. E. Update: OCT..SALES, Market stabilizing? More homes on the market? Interest rates, Gas prices, Biopsy
Hi Friends- Happy Thanksgiving!!
*November. ACTIVES. In the FRESNO market
is 1060. an increase of active properties of
25.5 % since January. In CLOVIS, 329 homes
are active. Up 31.4 % since January.
MADERA area. Active homes are 225. Up 31.6%.

The avg. sales price in the FRESNO area in
Aug. was $281,829.There were 460 sales.
The median sales price rose to $256,500.
Days on Market 35.
2.7 % increase in values for the year.
CLOVIS area. October. The average sales
price was $341,139. 135 sales.The median
sales price was $315,000. Days on
Market 36. 4.1% increase in value for the year.
Values are starting to stabilize in Clovis.
MADERA, August. Average sales price
$275,380. 73 sales. Median was $264,900.
Average days on market 46.
12.70% increase in value. Most of the increase
happened at the beginning of the year as people
turned from the higher priced homes in the
Clovis/Fresno area & went to Madera.
Presently, Madera homes are moving slowly.
Also,Interest rates are near or over 5%.
Plus, Gas prices have risen this year 15%.
This includes the taxes the state imposed.
12.70% increase in value. Most of the increase

Questions last month were: Will the trend of a
stabilizing market remain?Or will it start to rise
again in these areas?
Overall, I see the trend of the market stabilizing.
Rising slowly as they have this year. With some
areas,possibly. dipping in value.This can always
change. Even with higher gas prices & higher
interest rates, I still see values rising. But, as I
mentioned very slow.
It will be interesting to see where we end up at the
end of the year.
