Hey,gas prices are continuing to drop. Also, interest rates!(See below) As I stated last month,I hear gas prices may drop more. Good news!

LAST MONTH'S REAL ESTATE SALES

As per the Fresno Multiple Listing service, in the Fresno/Clovis area: 

​Homes sold last month, Dec.: 585

435 homes sold in November.
A year ago,​Dec. '13, homes sales were ​513.
(Approx. 14 % increase from a year ago)

Average sales price was $2​37,423​ (​Dec.'14) 
Average sales price was $2​24,441 (​Dec.'13) 

Median sales price was $2​10,000.​​(​Dec.'14) 
Median sales price was $200,000.(​Dec.'13)
($10,000 rise from a year ago)

Breakdown per price range & Days on Market

​211  homes sold under $200,000. the avg. D.O.M.: 4​8
​​
​195 homes sold from $200-400,000.The avg. D.O.M.:6​0
 46 homes sold from $400,000 and higher. The avg. D.O.M.:​74​

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,​206
(9% drop from previous month)
1145 active homes in Dec. '13. 


We have,what I call, a present monthly absorption rate of


 ​approx.​44%. 
To sum things up, You can see the average sales price 
​has risen slightly. The Median price has risen slightly. 



The inventory of homes ha​s dropped. 
(DOM) days on market has risen. Depending on the price range & the condition of the property you are looking at.
Overall, with very ​good interest rates​, loan programs availability, &​​Lower gas prices, the Real estate market looks healthy. Good time to buy. Good time to make that move.
