Hey,gas prices dropped tremendously. They are back up to around $2.59. Still excellent. Also, interest rates still good!(See below)

LAST MONTH'S REAL ESTATE SALES
As per the Fresno Multiple Listing service, in the Fresno/Clovis area:
Homes sold last month, Jan.'15: 403
585 homes sold in Dec.'14.
585 homes sold in Dec.'14.
A year ago,Jan. '14, homes sales were 366. Last month 403.
(Approx. 10% increase from a year ago)
Average sales price was $234,701 (Jan.'15)
Average sales price was $216,031 (Jan.'14)
Median sales price was $212,500 (Jan.'15)
Median sales price was $186,000 (Jan.'14)
($26,500 rise from a year ago)
Breakdown per price range & Days on Market
182 homes sold under $200,000. the avg. D.O.M.: 58
191 homes sold from $200-400,000.The avg. D.O.M.:63
30 homes sold from $400,000 Plus. The avg. D.O.M.:73

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,166.
1318 active homes in Jan. '14. (12% less than a year ago)

To sum things up, You can see the average sales price
has risen slightly. The Median price has risen slightly.
The inventory of homes has dropped.
(DOM) days on market, has risen. Depending on the price range & the condition of the property you are looking at.
Overall, with very good interest rates, loan programs availability, & Lower gas prices, the Real estate market looks healthy. Good time to buy. Good time to make that move.
