Derek's Real estate Update: Drought & gas prices affecting sales? April sales
Hello Friends-
I hope all is well. Those with Graduates I hope you are enjoying this time of year. Real estate. Real estate continues to steadily do well. Even, with gas prices a little higher & drought(Thank God for the rain we have recieved. More rain may be coming) does not seem to be having a big effect on the market. Other than there has been some stabilization of values. But, interest rates still seem to be good.(Did not get them in time for this post)
As stated, Local market values are seeing a stabilization.

LAST MONTH'S REAL ESTATE SALES
As per the Fresno Multiple Listing service, in the Fresno/Clovis area:
Homes sold last month, April.'15: 620
A year ago,April '14, homes sales were 622.
584 homes sold in March.'15.
Average sales price was $235,494 (April.'15)
Average sales price was $221,775 (April.'14)
Median sales price was $217,600 (April.'15)
Median sales price was $200,000 (April.'14)
Breakdown per price range & Days on Market
265 homes sold under $200,000. the avg. D.O.M.: 55
311 homes sold from $200-400,000.The avg. D.O.M.:56
44 homes sold from $400,000 Plus. The avg. D.O.M.:100

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,272.

Lot of sales, but, the values have seemed to have stabilized for the 1st 4 months of 2015.

But, as you can see, the average sales price
& the Median price are up from a year ago.
Overall, with good interest rates, loan program(s) availability, the Real estate market looks healthy. Good time to buy. Good time to make that move.
