Derek's Real Estate Update:Values rising? Drought & gas prices affecting sales? May sales
Hello Friends-
I hope all is well. It is warm, isn't it?, Lol. The graduates are out & about doing what graduates do. My son's last day of the school year(Soph.) at Clovis West was impactive. Where ever he goes, he seems to make an eternal impact. I am very proud of that young man.Real estate. Real estate continues to do well. Gas prices dropping. The drought has not made a significant impact. After 4 months of stable prices, values are starting to rise.

LAST MONTH'S REAL ESTATE SALES
As per the Fresno Multiple Listing service, in the Fresno/Clovis area:
Homes sold last month, May.'15: 644.
A year ago, May '14, homes sales were 626.
620 homes sold in April.'15.
Average sales price was $246,812 (May.'15)
Average sales price was $224,533 (May.'14)
Median sales price was $223,950 (May.'15)
Median sales price was $202,000 (May.'14)
Breakdown per price range & Days on Market
276 homes sold under $200,000. the avg. D.O.M.: 40
310 homes sold from $200-400,000.The avg. D.O.M.:51
61 homes sold from $400,000 Plus. The avg. D.O.M.:101

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,312. Slight rise from 1271 from the month before.
1290 active homes in May '14. (Minimal difference from a year ago)

Lot of sales,values are starting to rise again after 4 months of stable prices.

But, as you can see, the average sales price
& the Median price are up from a year ago. the median up about 20% rise from 1 year ago.
Overall, with good interest rates, good loan program(s) & availability of those programs, the Real estate market looks healthy. Good time to buy. Good time to make that move. Pick up an investment.
