Real Estate Update: Houston Astros? Salt & light, prices steady?
Hello Friends-
I hope all is well.The Fresno Grizzlies baseball teams parent club, The Houston Astros, are in a 1-game playoff against the New York Yankees. Should be good. My Servolution study small group came to an end. I pray that we continue to #dosomething. To engage the culture. To show kindness. To show Love. To be the "Salt" & "Light" that may have been missing from this culture for years.
Anyway,Real estate. Presently,the prices are steady. Basically,holding.Just a slight drop. Gas prices are down. The drought is still with us. But they keep saying we have an El Nino coming. We had a sprinkle. I am praying for more. This will be positive. Interest rates are still good.(Did not get them in time for this post)
As stated, Local market values are presently holding.

LAST MONTH'S REAL ESTATE SALES
As per information garnered from the Fresno Multiple Listing service, in the Fresno/Clovis area:
Homes sold last month, Sept.'15: 603
634 homes sold in Aug.'15.
Average sales price was $243,567 (Sept.'15)
(Down. less homes priced at $400,000 or more sold.)
Median sales price was $221,000 (Sept.'15)
(Down. less homes priced at $400,000 or more sold.)
Breakdown per price range & Days on Market
326 homes sold from $200-400,000.The avg. D.O.M.:43
67 homes sold from $400,000 Plus. The avg. D.O.M.: 72

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,463.
We have,what I call, a present monthly absorption rate of
approx.41%. This has fallen slightly.
Values are holding. less sales of larger homes.

Overall, with good interest rates, loan program(s) availability, the Real estate market looks healthy. Good time to buy. Good time to make that move.
