What percent of homes for sale are foreclosures & short sales? January sales, Prices up? Renovated home?

Real estate market. REO's(Foreclosures) & Short sales. Presently, There are only 8% of the total market. Very minimal. I have been in the industry for over 20 years. Practically, the normal percentage of Foreclosed & distress homes on the market monthly as before the mortgage industry collapse in this area.
Anyway, Presently, Home prices are basically stable. Slight drop. But nothing significant. Gas prices, though, they continue down. Presently, under $2 in this area. Also, we continue to receive rain. I am praying for more. This is positive. Along with the lower gas prices. Interest rates are still good.

As of today, the present inventory of active homes in the Fresno/Clovis area stands at 1,191. Steady inventory.
We have,what I call, a present monthly absorption rate of
approx.40%. A drop. January tends to be a slower month.
Overall, with good interest rates, loan program(s) availability, the Real estate market Remains healthy. Good time to buy. Good time to make that move.
