R.E. Market Update: Photos at concert,February sales

Hello​ Friends- Last Saturday. My son, Joshua & I, were able to serve/volunteer for Food for the Hungry at TOBY MAC Hits Deep Tour.

Real estate market. Presently, Home prices are basically stable. Gas prices are good & have edged up a little with the summer blend that is used in California. We continue to receive rain. I am praying for more. (Hopefully, the state of California figures out a way to store all this water) 
With good gas prices & good interest rates these are good for real estate in this area.

As per information garnered from the Fresno Multiple Listing service, in the Fresno/Clovis area: 









Homes sold last month, Feb.'16: 497

471 homes sold in Jan.'16.

Average sales price was $2​34,767 
(​Jan.'16) 
Median sales price was $215,000 ​
​(​Jan.'16) 


Breakdown per price range & Days on Market



​227  homes sold under $200,000. the avg. D.O.M.: 52
​​
​233 homes sold from $200-400,000.The avg. D.O.M.: 68
​
 38 homes sold from $400,000 Plus. The avg. D.O.M.:​ 122​

As of today, Last month's inventory of homes in the Fresno/Clovis area was 
1,​191. The present inventory stands at 1,011. A drop of inventory.

​We have,what I call, a present monthly absorption rate of
 ​approx.​49%. Almost 10% increase over January the month before.

Overall, with ​good interest rates​, loan program(s) availability, the Real estate market remains healthy. Good time to buy. Good time to make that move.
